The rapid pace of development in Kelowna continues with the greenlighting of a substantial residential project. On July 12, the City of Kelowna issued a $38 million building permit to Focus Kelowna Homes, paving the way for a six-story, 240-unit apartment building at 1280 Sutherland Avenue.

Project Details

The development will encompass a mix of unit types to cater to a diverse range of residents:

  • 153 bachelor suites: Including 147 micro-suites, designed for individuals or couples seeking compact and affordable living spaces.
  • 40 one-bedroom apartments: Ideal for young professionals or small families.
  • 36 two-bedroom apartments: Suitable for growing families or roommates.
  • 5 three-bedroom apartments: Offering ample space for larger families or those seeking additional room.
  • 6 two-bedroom townhouses: Providing a combination of apartment living with the feel of a single-family home.

The project also includes a robust parking plan with over 220 vehicle stalls and 322 bicycle parking spaces.

While specific rental rates for this building have not been released, the average rent for a one-bedroom apartment in Kelowna currently stands at approximately $2,084, and $2,615 for a two-bedroom unit.

Construction is anticipated to commence in the coming months. The project is expected to create jobs in the construction sector and contribute to the local economy.
