The proposal comes from Leonard Kerkhoff, the president of Kerkhoff Develop-Build, a B.C.-based company. Kerkhoff’s vision is to create a master-planned community with a mix of homes, including more than 1,800 units designed to be priced below comparable market rates. These homes will be part of a broader initiative to address the ongoing shortage of affordable housing in Vernon.

Kerkhoff's plan outlines the construction of homes in multiple phases over the next few decades, but with a clear emphasis on maintaining environmental integrity. The development will preserve two-thirds of the land for conservation and recreational use, preventing future urban sprawl. This will expand Vernon’s already extensive trail network, reinforcing the city’s reputation as the Trails Capital of B.C.
