Why is the Rezoning Needed?
The current zoning for the property (MF1 - Infill Housing) does not allow for a six-storey apartment building. The rezoning application seeks to change the zoning to MF3 - Apartment Housing zone, which would permit this type of development.
City Staff Recommendation
City staff is recommending approval of the rezoning application. Their reasoning includes:
- Alignment with the Official Community Plan's future land-use designation for the area.
- Location on a transit supportive corridor.
- Proximity to schools and parks.
